Duties and Responsibilities
Conducts right of way activities including LGU negotiations, research of property, analysis of land titles and rights acquisition.
Supports completion of right of way claims, property damage settlements and other claims associated with the project.
Coordinate with the Field Engineering team, contractors and subcontractors, maintenance team on the location and design of the trunk line.
Helps the ROW Specialist, Field Engineering Head, and Compliance Manager in implementing policies and procedures governing the acquisition of permits.
Prepares, reviews right-of-way related cost estimates associated with right-of-way acquisition.
Ensures acquisition of permits necessary for right of way acquisition.
Prepares land and right of way related agreements, deeds, permits and licenses.
Coordinates with other government agencies for the implementation of right of way activities.
Resolves landowner complaints, inquiries, and damage claims.
Conducts weekly or bi-weekly meetings with Right of Way Specialist, Head of Field Engineering and/or Compliance Manager to monitor progress of right of way activities.
Provide weekly update reports on issues concerning right of way acquisition.
Ensures that costs associated with negotiations are within budget to maintain department and project expectations.
Qualifications
Bachelor's degree in any relevant course
At least 3 years of experience in SAQ / ROW
Knowledge in Google Earth and Maps
Familiarity with barangay, LGU, and other agencies specific to ROW requirements
Driving skills and a driver's license
Competencies
Familiarity with the process of acquiring rights of way
Knowledge of fundamental law / principle on land titles and deeds is a plus
Ability to create innovative solutions and permit disputes.
Ability to communicate well-both oral and written
Proficiency in Google docs, sheets, forms, etc.
Ability to overcome stress
Excellent organizational and planning skills
