About this role:

The Resident Manager supports the daily operations of an assigned property, ensuring that residents enjoy a safe, clean, and well-maintained community. This role manages leasing, resident relations, and financial and maintenance oversight in compliance with company policies and California housing laws. The Resident Manager serves as the on-site representative of Sunrise Management, promoting excellence in service, professionalism, and community care.

Hourly pay range:
$16.90 - $20.00
  • This position requires the ability to live on-site. 
What you’ll do includes, but not limited to:

Leadership & Team Support

  • Model Sunrise Management’s values of integrity, accountability, and service excellence.
  • Collaborate with maintenance and regional teams to ensure smooth property operations.
  • Communicate clearly with leadership about property needs, resident issues, and operational challenges.
  • Support a positive team culture built on respect, cooperation, and resident satisfaction.

Property & Operations Management

  • Conduct regular inspections of units, amenities, and common areas to maintain cleanliness and safety.
  • Coordinate maintenance work orders and ensure completion within 24–48 hours whenever possible.
  • Oversee move-in and move-out inspections in compliance with California security deposit laws.
  • Maintain accurate records of repairs, inspections, and vendor services.
  • Ensure all operations comply with Fair Housing, ADA, and Cal/OSHA standards.

Financial Management

  • Collect rents, issue receipts, and make timely bank deposits.
  • Maintain accurate accounting records for rents, deposits, and fees.
  • Monitor delinquent accounts and communicate with supervisors before taking legal action.
  • Assist with budgeting and expense tracking to support the property’s financial goals.

Marketing & Leasing

  • Promote available units through community outreach, signage, and digital platforms.
  • Conduct property tours and present features and benefits to prospective residents.
  • Complete leasing documentation accurately and in compliance with California Civil Code and Fair Housing laws.
  • Maintain organized leasing and applicant records.

Resident Relations

  • Provide courteous, professional responses to all resident inquiries and concerns.
  • Foster a welcoming, inclusive environment that enhances resident satisfaction and retention.
  • Coordinate community communication and support positive resident engagement.

Compliance & Risk Management

  • Adhere to company policies, Fair Housing, ADA, and all applicable state and federal laws.
  • Support Injury and Illness Prevention Programs (IIPP) and maintain safety awareness across the property.
  • Ensure contractors and vendors meet insurance, licensing, and labor law requirements.

What you'll need:

  • Minimum 2 years of property management or related experience required.
  • Proficiency with Microsoft Office and property management software.
  • Knowledge of California landlord–tenant laws and Fair Housing requirements.
  • Strong communication and organizational skills.
  • Bilingual in English and Spanish preferred.
